Conveyancer - Redruth
We are seeking a qualified Conveyancer to join our fast-paced team based out of the Redruth office. This role is ideal for a Licensed Conveyancer or CILEx Conveyancing Practitioner experienced in managing files from instruction to completion and registration, with a strong focus on client communication and smooth file progression. Full training on our internal systems and processes is provided, along with continued support in further development for the right candidate.
Role Details:
Work Hours: Part or Full time (min 3 days a week) Our standard operating hours are 9:00 am - 5:15 pm, Monday to Friday, totalling 36.25 hours per week. We offer flexible arrangements, including a 3/4-day week or split hours over 5 days, to support work-life balance (minimum 21.75 hours).
Salary: £26,000 to £35,000 per year (based on full-time hours, 36.25 per week), depending on experience.
Key Responsibilities:
File Management:
Manage a full caseload of residential conveyancing matters from instruction through to post-completion and registration, ensuring all work is progressed efficiently and in accordance with firm protocols.Client Communication:
Maintain professional and proactive communication with clients by phone, email, and in person. Provide clear updates, manage expectations, and offer guidance throughout the transaction process.Document Drafting & Review:
Prepare and review contracts, transfer deeds, SDLT forms, completion statements, undertakings, and other legal documentation relevant to property transactions.Searches & Title Investigation:
Order and analyse property searches; examine title documents; raise and respond to enquiries; identify and resolve issues such as title defects or missing documentation.Third-Party Liaison:
Engage with external parties including estate agents, mortgage lenders, search providers (e.g. PSG), HM Land Registry, and Lender Exchange to coordinate transaction progress.Exchange & Completion:
Prepare files for exchange and completion, liaising with all relevant parties to meet deadlines. Ensure smooth handling of completions and undertake post-completion tasks.Issue Resolution & Requisitions:
Respond to and resolve Land Registry requisitions and client queries promptly to avoid delays in registration or case closure.Compliance & Risk Management:
Ensure ongoing compliance with regulatory requirements, including AML checks, Customer Due Diligence (CDD), and verification of Source of Funds and Source of Wealth (SoF/SoW).Financial Administration:
Prepare and check financial statements and invoices; liaise with the accounts department to facilitate transfers and billing in accordance with Solicitors' Accounts Rules.Case Management & Record-Keeping:
Accurately record all case activity using the firm’s case management system (e.g. Osprey Approach); ensure timely and organised file maintenance.Team Collaboration:
Work closely with support staff and colleagues to ensure efficient file progression, sharing knowledge and contributing to a positive team culture.Professional Development:
Keep up to date with changes in conveyancing law, practice, and compliance standards through training and continued learning.

Microsoft Office Proficiency: Basic experience with Outlook, Word, and Excel.
Software Proficiency: Experience with Osprey Approach customer management software, Lender Exchange, and the HM Land Registry portal.
Regulatory Knowledge: Familiarity with Solicitors' Accountancy Rules and AML/CFT compliance.
What We Offer:
Job Types: Full-time, permanent, with flexibility options.
Salary Range: £26,000 to £35,000 per year, with a yearly bonus (based on full-time hours of 36.25 per week).
Additional Benefits: Flexitime, paid overtime, holiday entitlement based on contracted hours, and additional time off at Christmas and New Year.
