In-Person Source of Funds Check

Because you have chosen the in-person verification route, we do not automatically receive this information through our electronic system. We therefore need you to provide specific documents and evidence as outlined below. Once we have reviewed the information you supply, we may request further details if needed to satisfy our regulatory obligations. If that becomes necessary, we will let you know in due course.

 

Based on the information you provided us at the start of your matter we have identified the following funding methods for your purchase listed overleaf, if any of these are incorrect or there are any new funding methods please let us know as this will change the information we require you to provide.

 

Also listed overleaf is corresponding information we will require you to provide, these need to be either original postal letters or electronic statements downloaded or emailed from online accounts. Electronic documents can either be emailed to the individual dealing with your matter or securely uploaded to our website under the upload tab.

We are unable to accept purchase funds from you until such time as you have provided satisfactory information. Please provide the information requested as soon as possible to avoid delaying your matter.

 


 

   

Source of funds and wealth information to be provided

 

  1. Mortgage (This Property)

    1. SoF: Provide a copy of the mortgage offer from your lender.

    2. SoW: Evidence of your ability to make the mortgage repayments (e.g. payslips) or other information demonstrating your ability to secure and pay this mortgage.

     

  2. Mortgage (Another Property)

    1. SoF: Provide the mortgage offer and evidence showing the funds released to you for this transaction.

    2. SoW: Documents showing how you initially financed the mortgage and proof of making monthly payments (if they have begun).

     

  3. Proceeds of Sale from Property

    1. SoF: A copy of the completion statement from the solicitors who acted on that sale.

    2. SoW: If needed, evidence of how you originally funded that previous property (e.g., historical bank statements, older completion statements).


  4. Savings

    1. SoF: Latest 6 months of bank statements showing the balance and accumulation of savings (we may need more but will let you know).

    2. SoW: Statements from the accounts depositing into the savings account and proof of how those funds were deposited such as Payslips, tax returns, or other documents showing how these savings were built over time.


  5. Inheritance

    1. SoF: Grant of Probate, Will extracts, or solicitor’s letters confirming the inheritance.

    2. SoW: Trust deeds, estate accounts, or documents showing the original creation of these inherited funds.


  6. Borrowing (e.g., Loan from a Third Party)

    1. SoF: Loan agreement and the lender’s bank statement showing the transfer of funds.

    2. SoW: If needed, documentation demonstrating the lender’s financial capacity to provide the loan.


  7. Gifts

    1. We need to conduct the same ID and Source of funds checks on your gifter(s), please direct them to read the article on this available on our website https://www.thurstanhoskin.co.uk/thirdfort/gifter-id-check and then please let us know their details and preferred verification route


  8. Sale of Assets (e.g., Shares, Valuable Items)

    1. SoF: Sale contracts, invoices, or transaction records confirming the sale and the received amount.

    2. SoW: Proof of how you originally acquired these assets, investment statements, or records from your stockbroker/fund manager.

       

  9. Bonds, Stocks, Dividends

    1. SoF: Investment account statements showing the liquidation or redemption of bonds/stocks and resulting credit of funds.

    2. SoW: Historical investment records confirming long-term, legitimate holdings.

Our 2023 Festive opening hours

Our offices will be closed for the festive period from 5.15 pm on Friday 22nd December 2023. We will re-open at 9.00 am on Tuesday 4th January 2023.
