Conveyancing
(Buying or selling a property)
Our Residential Conveyancing Department is
particularly successful and we expect it to continue
to grow in size and to continue to develop its
combination of personal contact and use of
technology, even if the property market begins to
slow down.
We will see you to discuss your home move without any commitment by
you before you instruct us.
We particularly recommend that you contact us before putting your
house on the market or making an offer for another house, or instructing
a distant, large-volume Conveyancer recommended by an Estate Agent.
We place particular emphasis on keeping you
informed and on enabling you to move on the
date you choose rather than that which is most
convenient to us.
We manage to provide a superior
standard of service without charging the highest
rates because of a combination of hard work and good
use of modern Information Technology but without
prejudice to the personal and unique nature of each
transaction.
We are not cut-price but believe that we give you
very good value particularly in comparison with
some of the centralised Conveyancers, which may be
recommended to you by national firms of Estate
Agents. You'll find our friendly, personal
approach highly refreshing. You are a Person,
not a File.
While much of Conveyancing is routine, you need to
know that we will be watching out for difficulties
and, if they arise, helping you through them
sympathetically and efficiently.
The usual stages of buying or selling a property
are:
-
The buyer and seller agree a price (usually
through agents)
-
The Sellers' Solicitors send papers to Buyers'
Solicitors. Searches and enquiries are made by the
Buyers' Solicitor and finance arranged for the
Buyers.
-
When everyone is ready (5-6 weeks) Contracts
are Exchanged. You are then committed to your sale
or purchase on an agreed date (usually 2-3 weeks
later).
-
Completion day i.e. money is paid and you
actually move.
If you complete the
Conveyancing
Estimate Form we will reply within one working day of receipt of the
request. (If you do not receive a response within one working day then

Commercial property
This work is far less routine than most
residential Conveyancing, whether it is freehold or
leasehold. With our experience and standards
we help you to avoid bad purchases or leases and to
complete good ones quickly but after consideration
of all relevant matters. Often there are
important aspects which do not occur to you or which
only become known when investigations have been
made.
Please visit us or telephone 01209 213646
to speak to Mr Thurstan Hoskin.
