Selling at Auction
If your agent strongly advises you to take this gamble then you will
need a package prepared.
The more reassurance you can give to interested parties the more likely
they are to bid at the auction.
We can prepare such a package for you. We advise that you include
the following items in it:

A draft of the contract.

Replies to the sorts of enquiry that would
normally be raised in connection with a property.

Copies of the deeds or other title
documents.

Copies of any helpful results of searches.

Copies of compulsory documents such as the
Energy Performance Certificate.
The overall cost of the various searches etc
would vary according to each particular case but would generally be
between £220-£320.
Our charges would usually be £150.00-£300.00 plus VAT for the pre-auction work and then
usually a
further £300.00 plus VAT if the property successfully sells at auction for
the work from them until completion.
Buying at Auction
If you have seen a property that you like which is going up for
auction then you need to know as much as possible before you take the risk
of bidding.
The auctioneers should be able to provide you with an information package
and we can have a look at this pack for you and advise you on it.
Our charges for looking over the pack and providing advice would depend on
the complexity of the property but would usually be between £150-£300 plus
VAT.
If you are successful at the auction then our charges for completing the
purchase will usually be about £200.00 plus VAT. Stamp Duty Land Tax
and Land Registry fees are dependent on the purchase price. The cost
of the final searches is usually minimal.
If you are hoping to persuade your bank manager to help with the purchase
monies then he may well need some sort of advice or certificate from us
about the documentation.
It is much better to pay us to vet an auction pack and then find that you
do not wish to buy than to save the cost of the vetting and regret having
been successful in the bidding. |
